Your First Home Doesn’t Have to Be Your Forever Home: How Down Payment Assistance Changed My Life

Buying your first home is more than just a financial decision, it’s a leap of faith. I remember the exact feeling: the fear, the uncertainty, and the weight of responsibility. But I also remember the moment I realized I could do it with the right support, guidance, and a little help.

My name is Tanisha Jackson, and I serve as the Homebuyer Assistance Coordinator for CommunityWorks. I’m also a Real Estate Professional, a 2025 participant in the SC REALTORS® Leadership Academy, and proudly serve on the 2025 Executive Committee for the Spartanburg Association of REALTORS®. But long before these titles, I was just a woman determined to create stability for myself and my family.

The Power of Down Payment Assistance (DPA)

Like many first-time buyers, I didn’t have tens of thousands of dollars sitting in a savings account. I used down payment assistance to buy my first home, and that decision changed the course of my life. It wasn’t just about getting keys to a house. It was about stepping into a new chapter with purpose.

Was I nervous about the repairs? Absolutely. But that fear pushed me to become more disciplined with money. I started budgeting for unexpected expenses and prioritizing savings. I learned how to live within my means — an empowering experience that helped me grow not just financially, but personally.

Your First Home Is Just the Beginning

One of the biggest lessons I now share with clients is this: Your first home does not have to be your forever home. It’s your launching pad. Focus on affordability, not perfection. The goal is to gain experience as a homeowner, build equity, and create space for your next move whenever that may be.

Celebrate the obstacles you’ve overcome to get there. Homeownership isn’t about perfection; it’s about progress.

Myth Busting: DPA Isn’t Just for Low-Income Buyers

One of the biggest misconceptions I hear is that down payment assistance is only for low-income individuals. That’s simply not true. DPA is designed to make homeownership more attainable, no matter your background. If you qualify, it’s not a handout, it’s a reward for the hard work you’ve already done.

How CommunityWorks Supports Homebuyers

At CommunityWorks, we currently offer nine down payment assistance programs across South Carolina including city, county, and employer-based initiatives with more on the horizon. Our mission is to support sustainable homeownership through education, planning, and access to the tools that make buying a home possible.

We’re not just here for transactions; we’re here for transformation.

Final Thoughts: Take the Shot

If there’s one thing I’ve learned, it’s that you miss 100% of the shots you don’t take. With determination, discipline, and the right support system you can do this. Work with professionals who are patient, who understand your vision, and who will help you create an action plan.

Because when you fail to plan, you plan to fail, but when you take the leap, that first home can be your first win.
