Emerging Developer Bootcamp

The Emerging Developer Bootcamp is a hands-on, cohort-based program designed to equip local landowners with the knowledge, tools, and confidence to successfully execute affordable residential development projects in the upstate. Led by Racquel Collier, this bootcamp provides practical, market-specific guidance for individuals ready to take the next step toward developing single-family or small multi-family housing.

Through a combination of virtual learning, in-person instruction, and post-program consulting, participants will gain a clear framework for navigating the residential development process from feasibility and team building to timelines and next steps. This program supports CommunityWorks’ community reinvestment and small business development goals by activating local landowners as neighborhood-scale developers, increasing housing supply, and expanding access to technical assistance and capital readiness resources.

The program will kick off with a virtual pre-class session on Tuesday, March 24 from 11:00 AM–12:00 PM, followed by an in-person workshop on Tuesday, March 31 from 8:30 AM–1:00 PM. Applications are required. Space is limited.

Program Schedule 

Pre-Class Session (Virtual)  

Date: March 24

Time: 11:00 AM–12:00 PM

Format: Virtual (Zoom)

Overview: This introductory session will set expectations, review key concepts, and prepare participants for the in-person workshop. Attendees will gain a high-level understanding of the residential development process and come ready to engage more deeply. 

Main Workshop (In Person) 

Date: March 31 

Time: 8:30 AM–1:00 PM 

Format: In-person, interactive workshop 

Overview: This four-hour intensive workshop will walk participants through the core components of residential development, with an emphasis on real-world application and Greenville-specific considerations. Participants will leave with a clearer roadmap for moving their projects forward. 

Post-Class Consulting Program (Optional) 

 A fixed consulting fund will support 3–5 participants, selected based on project readiness (land ownership, vision, and timeline). 

 Services Include:  

  • Six hours of consulting per participant 
  • Project feasibility review 
  • Team strategy development and referrals 
  • Timeline and next-steps planning 
  • Bid and proposal review 
  • Problem-solving and navigation support
